Yes, in some cases. In Korea, tenants can sometimes rent a property with a lower security deposit, such as one month’s rent, by paying 1–2 years’ rent upfront instead.
This arrangement is particularly common among diplomats, corporate expatriates, and international tenants in areas such as Hannam-dong, Itaewon/Yongsan, and Seorae Village.
6. Are utilities included in the rent?
Usually, utilities are separate from the monthly rent.
Depending on the property, you may need to pay for electricity, gas, water, internet, and management fees separately.
7. What is a Maintenace fee?
Many apartments and residential buildings in Korea charge a monthly maintenace fee (관리비).
It may cover building maintenance, common areas, security, cleaning, and other services. The amount and coverage vary by property.
8. Can you help me negotiate the rental price or lease conditions?
Depending on the property and landlord, there may be flexibility between the deposit and monthly rent. For example, a higher deposit may sometimes be negotiated in exchange for lower monthly rent.
